The newest housing we serve

ZIP code 89521, which covers most of South Reno, holds 17,782 housing units in the Census Bureau's 2020-2024 survey, and 76.1% were built in 2000 or later. That is the highest share of any area on our list. The median home was built in 2007, 39.4% of units date from 2010 or later, and 1,396 went up in 2020 or after. Only 9.0% predates 1980.

New construction in Damonte Ranch, Double Diamond and the Virginia Foothills leans toward tall ceilings, big window walls and wide sliders to the yard. Those are the openings where solar screens make the most difference, and where a 96-inch custom sliding screen door fits a doorway that a standard 80-inch door would not.

Valley floor and foothills

The South Reno valley floor around Damonte Ranch sits at about 4,520 feet, close to the Reno-Tahoe airport station at 4,410, while homes up in the Virginia Foothills sit higher. The EPA's UV Index guide says UV rises about 2% for every 1,000 feet. Applied as a rough illustration, the valley floor gets about the same UV as the airport, and roughly 9% more than at sea level; homes higher in the foothills get a little more.

The same guide notes that snow can reflect as much as 80% of UV. In winter, south-facing screens also block welcome solar heat, so many owners take those down for the season; our winter guide explains the trade-off.

Hot afternoons on big glass

NOAA's 1991-2020 normals for the airport count 65 days a year at 90 degrees or more and 6 at 100 or more, with July averaging a high of 93.9. Higher neighborhoods can run a little cooler than the airport, but the sun is no weaker. NASA's solar data for the valley show June delivering about four times as much solar energy per day as December, and big windows let that straight in.

Solar screens intercept sunlight before it reaches the glass. The trade-off is openness: a tighter weave blocks more sun but also more view, and a more open weave keeps the view but lets more light through. We bring samples so you can compare them against your own windows.

Wind off the Carson Range

The Washoe Zephyr, the west wind of summer afternoons, reaches South Reno too. At the airport, NOAA's hourly normals put the average 2 to 6 p.m. wind at about 13 miles an hour from April through July, and the ten years of daily data from 2016 to 2025 show 30-mile-an-hour gusts on nearly two of every three July days. A tall screen door on a wide opening catches a lot of that, so frame stiffness matters more than it does on a short door.

Mosquito season in ZIP 89521

ZIP 89521 was one of two ZIP codes where Northern Nevada Public Health found mosquitoes carrying West Nile virus, in a report dated August 27, 2024. NNPH said no human cases had been reported in Washoe County at that time, and it recommended "installing protective screens on doors and windows." The agency treats known breeding sites; screens are the layer each household controls.

In a newer South Reno house the weak points are rarely the windows themselves. They are the sliding screen door that gets left partly open, the screen that came out for window washing and never went back, and mesh that has pulled loose at one corner. Our mosquito season guide has a checklist, and custom window screens replace any that have gone missing.

Screens from the 2000s and 2010s building years

The 2000s built 6,518 of the housing units in ZIP 89521 and the 2010s another 5,610, so most South Reno screens came with a house from one of those two decades. The first parts to wear are usually the mesh, which weakens after years of sun, and the sliding screen door, which carries the most daily use.

Neither means replacing everything. A sliding screen door with a straight frame can be rescreened, and rescreening puts new mesh in the existing frame. When a door is bent, or too light for a tall opening, a new heavy-duty custom door is the better route. Rescreen or replace? walks through how to decide.

Wide doorways and the right screen door

Some South Reno homes have extra-wide openings to the yard, where the door needs to be sized to the full width and height of the opening. We build sliding screen doors at 80 or 96 inches tall in any width, and we confirm what fits your doorway when we measure. Our screen doors overview covers the options.

Selling or renting out a South Reno house?

Screens are a small item that still shows in listing photos. Selling your home covers what to check before you list. ZIP 89521 also has 5,242 renter households, and owners who rent can see our landlords and property managers page.

Homes used part of the year

ZIP 89521 has the highest share of seasonal homes among our areas: 382 units, or 2.1% of its housing, in the Census count. When an owner is away for part of the year, a torn screen or a worn sliding screen door can go unnoticed for months, and dust settles into the track in the meantime.

Most of what we measure is on the outside of the house, so tell us about your schedule when you call and we will work out the visit with you. Call or text (775) 240-0418 to talk through how to set it up, and how it works explains what happens at the measure.

Questions

South Reno screen questions

Can you make a sliding screen door for a 96-inch opening?

Yes. We build custom sliding screen doors at 80 and 96 inches tall in any width, and we measure the opening on site.

Do you serve Damonte Ranch and Double Diamond?

Yes, along with the Virginia Foothills. South Reno is about 13 minutes from central Sparks.

Does my HOA have to approve solar screens?

Some associations have rules on exterior colors. Check with your HOA; we bring fabric and frame samples you can show them before you order.

Were West Nile mosquitoes found in South Reno?

Yes. In its August 27, 2024 report, Northern Nevada Public Health listed ZIP code 89521 as one of two ZIPs with mosquito samples positive for West Nile virus, and said no human cases had been reported in Washoe County at that time. Its advice included protective screens on doors and windows; see our mosquito season guide.

Can you put solar screens on second-story windows?

Yes, upper-floor windows can take solar screens too. We check access for each window when we measure and include it in the quote.

Should I choose 80% or 90% solar screen fabric?

It depends on the window. The tighter 90% fabric blocks more sun and glare and is darker to look through; 80% keeps more of the view. Many owners use the tighter fabric on the hottest west glass and the more open one where the view matters. See 80% vs 90% solar screens.
