Two cities inside one city limit

Sparks has 45,898 housing units, according to the Census Bureau's 2020-2024 American Community Survey, and they split roughly down the middle by age. About 33.8% were built before 1980, mostly in and around Downtown Sparks and Victorian Square, the city's original core. At the other end, 39.8% were built in 2000 or later, and 1,445 went up in 2020 or after, much of it in the newer north and east subdivisions such as Kiley Ranch.

Those two halves need different things from us. The older core mostly calls about rescreening: new mesh in an aluminum frame that is still straight, or a replacement frame when the corners have let go after decades of sun. The newer tracts call about sun control on wide back-wall sliders and about custom sliding screen doors, often at 96 inches tall, where a stock door from a store does not fit the opening.

Owners, renters and apartments

About 59.8% of occupied homes in Sparks are owner-occupied and 62.4% are single-family detached houses. The rest is a real rental market: 31.3% of the housing units are in multi-unit buildings. Owners usually want solar screens and new doors. Property owners and managers tend to want torn screens rescreened and worn sliding screen doors rescreened or replaced between tenants. We measure and quote both kinds of job the same way, on site, with a quote before any work starts.

Valley-floor sun at the Sparks Marina and beyond

Central Sparks sits at about 4,413 feet, almost exactly the elevation of the Reno-Tahoe airport weather station, so the NOAA climate normals from that station describe Sparks weather closely. They count 65 days a year at 90 degrees or hotter, 6 at 100 or more, and a June-to-August average high of 90.2 degrees. In July and August, about two-thirds of daytime hours are clear or nearly clear.

Homes around the Sparks Marina have one extra factor. The EPA's UV Index guide notes that water reflects about 10% of UV, so a west or south window facing the lake picks up some reflected light on top of direct sun. Solar screens on those windows cut glare and fading without blocking the view the way a closed blind does.

The afternoon wind across the Truckee Meadows

Anyone who has left a sliding screen door open on a July afternoon in Sparks knows the Washoe Zephyr, the west wind that builds after lunch in warm months. NOAA's hourly normals show it plainly: from April through July, winds between 2 and 6 p.m. average about 13 miles an hour, against 2 to 4 at dawn, and fewer than 3% of those afternoons are calm.

That daily push is hard on screens. Screen doors get blown against their stops and rack out of square, and loose window screens rattle and pop out of their channels. A sliding screen door that is worn out is best rescreened if the frame is good, or replaced with a custom new door.

Old Sparks and its 1970s housing

The 1970s were the biggest building decade in Sparks before 2000, and 7,547 of those units are still counted by the Census Bureau. Much of the older housing sits in ZIP code 89431, around Downtown Sparks and Victorian Square, where the median home was built in 1973 and 68.9% of the 17,202 housing units predate 1980.

Screens on houses that age have been through many rounds of sun and wind. The mesh turns chalky and splits along the spline, and the plastic corner keys that hold a frame square crack and let go. When the frame is still straight, rescreening is the simple fix. When it has bowed, we build a new frame to the measured opening. Our guide on whether to rescreen or replace walks through the signs of each.

Duplexes, apartments and rentals

Sparks has 17,034 renter households in the Census count, alongside 25,380 that own their home. The rental buildings vary a lot: 3,501 units sit in duplexes, triplexes and fourplexes, 6,711 in buildings of 5 to 19 units, and 4,148 in buildings of 20 or more.

For owners and managers, screen work tends to bunch up around turnover. A missing screen, a torn door or a worn sliding screen door is easy to spot on a walk-through and straightforward to put right before the next tenant. Our landlord and property manager page explains how we handle several units, and the multi-window discount applies when a job covers many openings.

  1. Walk each unit. Note missing screens, torn mesh, and worn sliding screen doors.
  2. Send us the list. Call or text (775) 240-0418 with the addresses and what you found.
  3. We measure on site. Each opening is measured, so every replacement fits the frame it goes into.
  4. Review the quote. You see the quote before any work starts.

Getting a Sparks house ready to sell

Torn screens and a worn sliding screen door are small things, but they show up in listing photos and on a buyer's repair list. If you are preparing a Sparks house for sale, or you have just bought one with tired screens, a single visit can cover rescreening, missing screens and sliding screen doors together. Our selling your home page lists what to look at before you list.

All of it, from Downtown Sparks and Victorian Square out to Kiley Ranch and the Sparks Marina. Sparks is our home area, so there is no long drive to get to you.

Can you rescreen a window screen from an older Sparks house?

Usually, yes. If the frame is straight we put new mesh in it. If the corners are broken or the frame is bent, we make a new frame to the measured size.

Do you work on rentals and apartment buildings?

Yes. Owners and property managers can call or text (775) 240-0418 for an on-site measure and a quote, including multi-window discounts.

Is there a charge to come out and measure?

No. The on-site measure and the quote are free.

Which Sparks windows benefit most from solar screens?

Usually the west and south glass that takes direct afternoon sun, such as a family-room slider or a bedroom that is warm by evening. East windows can matter too; north windows seldom need them. We look at each wall when we measure, and Are solar screens worth it? covers the trade-offs, including winter.

My sliding screen door is worn and grinds when I open it. What are my options?

If the frame is still straight, we can put new mesh in it. If the door is bent or worn out, we build a custom new sliding screen door measured to your opening. Our guide to a sliding screen door that won't slide explains the signs of each.
