Housing age
When Sun Valley homes were built
Share of housing units by decade built. Older homes more often need rescreening, new frames and new sliding screen doors; newer homes tend to have big sliders and tall west-facing windows, where solar screens do the most.

Half the homes are manufactured homes
Sun Valley's housing is unlike anywhere else we serve. The Census Bureau's 2020-2024 survey counts 7,177 housing units, and 3,696 of them, 51.5%, are mobile or manufactured homes. Single-family detached houses make up 43.5%, and apartments are rare at 3.8%.
Manufactured-home windows often come in sizes and frame depths that a hardware store does not stock, and replacement screens from the original maker can be hard to find. Since we build each screen to the opening we measure, a nonstandard window is simply a measuring job. If you are unsure what you have, call or text a photo and we will talk through it before we come out.

Built mostly before 2000
About 84.4% of Sun Valley's housing was built before 2000, and the 1990s alone account for 2,521 units, 35.1% of the total. Only 15.6% was built in 2000 or later. So most screens here are original or have been patched more than once.
That points toward rescreening and new frames rather than elaborate upgrades. Sun-faded mesh tears easily, aluminum frames get knocked out of square, and sliding screen doors wear out. Rescreening and new frames are the bulk of the work in older housing, and it is usually a modest job.
Owners who plan to stay
Three of every four occupied homes in Sun Valley, 75.5%, are owner-occupied, and households are large, averaging 3.21 people, the biggest of any area we cover. Big households mean doors that open and close all day, often with kids and pets going through. A heavy-duty screen door and a pet screen on the lower panel hold up much better to that traffic than light mesh does.

A little higher, a little windier
Sun Valley sits at about 4,720 feet, roughly 300 feet above the Reno-Tahoe airport station. By the EPA's rule of thumb that UV rises about 2% per 1,000 feet, that is well under 1% more UV than at the airport: small, but the same summer the airport sees, with 65 days at 90 degrees or more in NOAA's normals, lands here too.
The valley runs north from the edge of Reno and Sparks, with houses spread up the slopes on both sides. When the afternoon west wind known as the Washoe Zephyr picks up, lightly built screens flex in their frames. NOAA's normals show that wind averaging over 13 miles an hour from 2 to 6 p.m. in May, June and July. Tight channels and good clips keep window screens where they belong.
Measuring a manufactured-home window for a quote
Many manufactured-home windows sit in frames that differ from site-built houses, and screens from the original maker can be hard to track down. You do not need exact numbers before calling, but a few basics help us plan the visit, and we take the final measurements ourselves. Our measuring guide goes into more detail.
- Photograph the window. One photo of the whole window from outside, and one close-up of the frame edge where a screen would sit.
- Note the width and height. A tape reading to the nearest inch is plenty for a first conversation.
- Look for clips or channels. Tell us whether there are tabs, spring clips or a groove around the frame.
- Count the openings. List every window and door that needs a screen, so one visit covers them all.
- Text it to us. Send the photos and notes to (775) 240-0418 and we will talk it through.

Choosing a screen door for a busy house
The right screen door depends on how the main door opens. A sliding patio door takes a sliding screen door, which we build at 80 or 96 inches tall in any width. Our screen doors overview compares the options side by side.
Mesh matters as much as the door. Standard insect mesh works on a window nobody touches, but a door with children and pets going through it does better with pet-resistant mesh. The screen mesh types guide explains the differences, and pet screens cover the lower panel where paws land.
Not every worn door needs replacing. If the frame is straight, the door can be rescreened with new mesh, and if it is bent or worn out we build a custom new door. We tell you at the measure which makes more sense for that opening.
Where Sun Valley sits in our area
Sun Valley is 6.4 miles and about 11 minutes north of central Sparks. To the east, Spanish Springs is mostly newer housing, while Sparks and the North Valleys each have their own mix of old and new. The measure and quote are free here as they are across our area, and how it works walks through a visit from the first call to the install.
For houses up the slopes on either side of the valley, the afternoon wind is the main thing a screen has to stand up to. Our Washoe Zephyr guide, linked below, explains how that wind works on screens and what keeps them in place.

Questions
Sun Valley screen questions
Can you make screens for a manufactured home in Sun Valley?
We build screens to the size we measure, so an opening that no store stocks is not a barrier by itself. Text a photo of the window to (775) 240-0418 and we will talk it through before we come out.
My sliding screen door is worn out. What can be done?
If the frame is straight, we put new mesh in it. If the frame is bent or the door is worn out, we build a custom new sliding screen door measured to your opening.
How long does it take you to get to Sun Valley?
It is about 11 minutes and 6.4 miles from central Sparks.
Can the Weatherization Assistance Program help with solar screens?
It may, if your household qualifies. Nevada's Weatherization Assistance Program, run by the Nevada Housing Division with U.S. Department of Energy funding, lists solar screens to block heat from windows among its common improvements for income-qualified households, and nonprofit agencies deliver the work free. For Sun Valley and the rest of Washoe County, that agency is the Community Services Agency (CSA), (775) 786-6023. We do not administer the program or decide who qualifies, so call CSA directly.
Do you offer discounts in Sun Valley?
Yes: senior, military, referral and multi-window discounts, the same across our area. Ask about them on your quote, and see the discounts page for details.
What mesh holds up on a door the kids and dog use all day?
A pet-resistant mesh, at least on the lower half, holds up far better than standard insect mesh. Pet-proof screens compares the choices.
