## Hillside homes from three decades

Our housing figures here come from ZIP code 89523, which covers Somersett and the Mogul side of Northwest Reno; Verdi has its own small ZIP and is not in these numbers. The Census Bureau's 2020-2024 survey counts 17,027 housing units in 89523. The 1980s and 1990s built 8,097 of them, 47.6%, and another 47.1% came in 2000 or later, which leaves just 5.3% from before 1980.

So the area has two generations of screens. Houses from the 1980s and 1990s are on their original screens or their first replacements, and rescreening is the usual fix. The Somersett-era homes are newer, with larger view windows and sliders, and more of those owners ask about solar screens.

## Views, elevation and afternoon glare

Somersett sits at about 5,760 feet, some 1,350 feet above the Reno-Tahoe airport station. Using the EPA rule that UV rises about 2% per 1,000 feet, that is roughly 2.7% more UV than the airport, while Verdi, lower down near the river at about 4,873 feet, comes in under 1%.

Many hillside homes here are built for the view, and view windows often face the low afternoon sun. Solar screens are a way to keep that view while cutting glare and heat. The openness of the fabric decides how much you see through it, so we bring samples to compare at the window itself.

## Closest to the Sierra wind

The Washoe Zephyr comes down off the Sierra from the west on summer afternoons, and Northwest Reno and Verdi are the parts of the valley nearest the mountains. NOAA measures wind at the airport, not on these slopes, so we cannot give a local figure. What the airport shows is a strong daily rhythm: from April through July the 2 to 6 p.m. average is about 13 miles an hour, while the hours around dawn average only 2 to 4.

How hard that wind hits a given house depends on where it sits on the slope. When we measure, we look at how exposed each opening is, because a screen on a ridge-facing slider needs to be held more firmly than one tucked under an eave.

## A mix of owners and renters

About 60.8% of occupied homes in 89523 are owner-occupied, and 64.1% of units are single-family detached houses. Multi-unit buildings make up 31.0%, so there is steady rental work too: screens rescreened after move-outs and worn sliding screen doors rescreened or replaced. The screens on both kinds of property wear the same way, from sun on one side and wind on the other.

## Mogul and Verdi by the numbers

Mogul and Verdi are small enough that the Census Bureau reports each as its own census place, separate from the 89523 figures above, and both are more owner-occupied than the Somersett side.

In Mogul, 338 of the 474 homes date from the 1980s. Verdi is more varied, with 67 homes built in 1939 or earlier alongside groups from the 1980s and 2000s. Houses of those ages are where rescreening and replacement frames come up most, and older Verdi windows are good candidates for [custom window screens](https://a-affordablescreen.com/services/window-screens/) built to the measured opening.

## Townhomes and apartments in 89523

Northwest Reno is not only single-family houses. ZIP 89523 has 2,719 units in buildings of 5 to 19 apartments, 1,617 in buildings of 20 or more and 939 in duplexes to fourplexes, with 6,414 renter households in the Census count.

Owners and managers there mostly need the same few things: missing screens replaced, torn mesh redone after a move-out, and worn sliding screen doors rescreened or replaced. [Landlords and property managers](https://a-affordablescreen.com/landlords-property-managers/) explains how we handle several units, and [commercial solar screens](https://a-affordablescreen.com/services/commercial-solar-screens/) cover large glass on offices and shared buildings.

## Solar screens, tint or blinds for a view window

A view window is the hardest one to shade, because most fixes cost you the view. Interior blinds block it when closed and let the heat in when open. Window film stays on the glass all year. A solar screen sits outside, stops sun before it reaches the glass, and can come down in winter. [Solar screens vs window tint](https://a-affordablescreen.com/guides/solar-screens-vs-window-tint/) and [ways to block sun compared](https://a-affordablescreen.com/guides/ways-to-block-sun-compared/) set the options side by side.

Hillside homes have a winter to plan for too. South-facing view windows gain useful warmth from the low winter sun, and a solar screen blocks some of it, so removable screens on that side are worth considering. [Solar screens in winter](https://a-affordablescreen.com/guides/solar-screens-in-winter/) explains how owners handle it.

## Planning a visit to the west side

Northwest Reno is about 9.9 miles and 20 minutes from central Sparks, so it makes sense to look at every opening that needs work in one trip. Before we come, walk around the house and note each window, slider and door you want looked at, including the ones on the uphill side that are easy to forget. [How it works](https://a-affordablescreen.com/how-it-works/) explains the visit, and you can [ask for a free quote](https://a-affordablescreen.com/free-quote/) online or by text.

If you also own property in [Reno](https://a-affordablescreen.com/service-areas/reno/) or [South Reno](https://a-affordablescreen.com/service-areas/south-reno/), those areas have their own pages, and one call can cover more than one address.

Questions

## Northwest Reno & Verdi screen questions

### Do you go out to Verdi?

Yes. Verdi, Mogul and Somersett are all part of our Northwest Reno area, about 20 minutes from central Sparks.

### Will solar screens block my view?

They dim it rather than block it. A more open fabric keeps more of the view; a tighter one blocks more sun. We bring samples so you can look through them at your own windows.

### Can you rescreen screens from a 1990s house?

Yes. If the frames are sound we put new mesh in them, and if not we build new frames to the measured size.

### Do you work on townhomes and apartments in Northwest Reno?

Yes. Owners and managers can call or text (775) 240-0418 for an on-site measure, and the [multi-window discount](https://a-affordablescreen.com/discounts/) applies to larger orders.

### Which is better for a view window, solar screens or window tint?

They work differently. A solar screen sits outside and stops sun before it reaches the glass, while film works on the glass itself. Many hillside owners like screens because they can come off for winter. [Solar screens vs window tint](https://a-affordablescreen.com/guides/solar-screens-vs-window-tint/) compares them.

### Does the wind on the slopes change how screens are installed?

It can. NOAA measures wind at the airport rather than on the hillsides, so there is no local figure, but exposed openings need firmer fastening. We look at each opening when we measure, and our [Washoe Zephyr guide](https://a-affordablescreen.com/guides/washoe-zephyr-wind-and-screens/) explains the afternoon wind.
