# Screens for landlords and property managers

A-Affordable Screen rescreens and replaces window screens and builds custom sliding screen doors in Reno-Sparks rentals, from a single unit at turnover to every window in a house, with a multi-window discount. We measure on site and quote each screen, so you can put right what the last tenant damaged and get the unit ready to show.

Key takeaways

- We rescreen and replace window screens and build custom sliding screen doors in Reno-Sparks rentals, from one unit to every window in a house.
- Screening several windows at once may qualify for our [multi-window discount](https://a-affordablescreen.com/discounts/).
- Tough [pet screens](https://a-affordablescreen.com/services/pet-screens/) and [custom sliding screen doors](https://a-affordablescreen.com/services/sliding-screen-doors/) cover the most common turnover damage.
- Every unit is measured on site and quoted before anything is made.

## Why screens matter in a rental

Screens are one of the first things a new tenant notices and one of the easiest things to damage during a move. Furniture gets pushed through window screens, sliding screen doors get lifted off the track and left leaning against the fence, and pets claw through the lower half of a slider in a matter of weeks. A unit shown with torn or missing screens looks tired, even when the inside has been cleaned and painted.

Local health officials treat working screens as basic protection. In 2015 the Washoe County Health District advised residents, "Make sure that your doors and windows have tight-fitting screens to keep mosquitos out. Repair or replace screens with tears or holes." The CDC's advice is the same: "Use screens on windows and doors. Repair holes in screens to keep mosquitoes outdoors." Our [mosquito season guide](https://a-affordablescreen.com/guides/mosquito-season-screens/) covers the local findings in more detail.

Screens also matter to comfort in a Reno summer. The desert air cools off fast after dark, and tenants who can open windows at night lean less on the air conditioning. A unit where half the windows have no screen is a unit where the windows stay shut.

## A big rental market with older housing

Census figures show how much of the local housing is rented. In the U.S. Census Bureau's American Community Survey 2020-2024 estimates, 57,365 of Reno's 114,322 occupied homes were renter-occupied, about half. Sparks had 17,034 renter households out of 42,414, and Washoe County as a whole had 79,984 out of 199,296, about 40 percent.

Much of that stock is older. The same survey puts 37 percent of Reno's homes and 34 percent of Sparks homes as built before 1980. Screens on a house that age have often been patched, swapped between windows or replaced piecemeal by several owners, which is why a turnover is a good time to look at all of them at once.

## What turnover damage usually looks like

Common rental screen damage and the usual fix What you find Likely cause Usual fix

Torn mesh, straight frame Furniture, kids or a pushed-out screen Rescreen the existing frame

Bent or kinked window screen frame Screen forced out or stepped on New frame built to the window

Screens missing Removed and never put back New custom screens

Slider worn, bent or off its track A worn door or a bent bottom rail [Rescreening](https://a-affordablescreen.com/services/screen-repair-rescreening/) a good frame, or a [custom new door](https://a-affordablescreen.com/services/sliding-screen-doors/)

Slider bent at the bottom rail Kicked, forced or blown over New custom sliding screen door

Shredded lower mesh on the slider Pets Pet-resistant mesh

## Turnover rescreening

Most rental screens do not need a new frame, only new mesh. [Rescreening](https://a-affordablescreen.com/services/screen-repair-rescreening/) rolls new mesh into the existing frame with new spline, or with the same spline reused when it is still good, and costs less than a replacement. Frames that are bent, cracked at a corner or missing are replaced with [new custom window screens](https://a-affordablescreen.com/services/window-screens/) built to the window. The quote lists each screen, so you can rescreen some and replace others and keep the job inside your budget for the unit. Our [rescreen or replace guide](https://a-affordablescreen.com/guides/rescreen-or-replace/) shows how to tell the difference on a walk-through.

## Sliding screen doors after a tenant moves out

Sliders take the most abuse in a rental. Common problems are doors with worn wheels, doors bent at the bottom rail, and doors missing entirely. A door with a sound frame can be [rescreened](https://a-affordablescreen.com/services/screen-repair-rescreening/) with new mesh. A bent one is better replaced, and we build [custom sliding screen doors](https://a-affordablescreen.com/services/sliding-screen-doors/) to the measured opening in 80-inch and 96-inch heights and any width, so an odd-sized patio door in an older unit is still covered.

## Pet-friendly units

If you allow pets, consider [pet-resistant mesh](https://a-affordablescreen.com/services/pet-screens/) on the sliding screen door and any low windows. It is a heavier, coated mesh that stands up to claws much better than standard insect mesh, which can mean fewer replacements between tenants. It can go into a new door or an existing frame when it is rescreened.

Good to know

Pet-resistant mesh is worth considering for any unit with a pet deposit. It holds up to claws much better than standard mesh, so the slider is more likely to survive to the next turnover.

## Several windows, several units

Multi-window [discounts](https://a-affordablescreen.com/discounts/) apply, and rentals are where they add up. Tiffani D., a Yelp reviewer who wrote that she owned 14 rental properties across Nevada, had screens put on "all doors and windows" of one of her Reno rentals and described the company as "VERY helpful, honest, and reasonable." Fran V. on Google wrote, "We have used them on multiple occasions and the prices are reasonable and we have always gotten our screens back in a very timely manner." More are on our [reviews page](https://a-affordablescreen.com/reviews/).

## Scheduling around vacancies and tenants

Timing a screen job between one tenant moving out and the next moving in is the usual goal. How we handle access, key pickup, occupied units and invoicing by property are things to ask us when you call, so the plan fits your turnover schedule. If a tenant is still in place, ask us how the measure can be arranged around them.

The earlier you call in a vacancy, the more room there is to fit the work in. We give you a time with the quote rather than a promise here, because it depends on the job and the schedule.

## Hot, west-facing units

Reno summers are hot and dry. NOAA's 1991-2020 climate normals for Reno-Tahoe International Airport show about 65 days a year at 90 degrees or hotter. Units with big west-facing windows or sliders take the late-afternoon sun, and those rooms are where heat and glare are worst.

Exterior [solar screens](https://a-affordablescreen.com/services/solar-screens/) block much of the sun before it reaches the glass, which helps rental houses with west-facing rooms. They are a summer product here, and some owners prefer removable ones on south windows so the winter sun can come in. We can quote solar screens on the same visit as the insect screens, and you choose window by window.

## Tips to pass on to tenants

A short note in the move-in packet costs nothing and saves a lot of screens. These habits prevent a lot of avoidable screen damage between turnovers.

- Lift window screens out from inside by the tabs or springs, never by pushing on the mesh.
- Keep the slider track clear of grit, pet hair and small stones so the door slides easily.
- Close the sliding screen door gently; slamming it is hard on the frame.
- Close or latch screen doors when the afternoon wind picks up.
- Report a tear while it is small, before wind and pets make it bigger.

## Documenting screens for deposits

Screens are easy to overlook on a move-in inspection and easy to argue about at move-out. A few habits help: count the screens on the move-in form, note which ones are already torn, and photograph the slider and every window screen before the tenant moves in. At move-out, photograph damage before any work is done so the deposit file matches the invoice. Keep any screens you find in the garage or a closet; a stored screen that fits can often be rescreened rather than replaced.

## Get a quote for a unit or a portfolio

Call or text (775) 240-0418 with the address, the number of windows and doors, and what you know is damaged. Photos help. We measure on site and leave a free quote, and senior, military and referral discounts also apply. You can also send the details through our [free quote form](https://a-affordablescreen.com/free-quote/). Installation carries a lifetime warranty, and solar screen material a 20-year warranty.

- Send the basics. Address, number of windows and doors, and a list or photos of the damage.
- Arrange the measure. Tell us about access and whether the unit is vacant.
- Review the quote. Each screen is listed, so you can choose what to rescreen, replace or leave.
- Work is done. Screens are rescreened or installed and checked in place.

Checklist

## Make-ready screen checklist

- Count every window and door screen against the move-in inspection notes.
- Look for tears, holes and loose spline, especially at low windows and the slider.
- Press each window screen frame flat and check for bows, kinks and cracked corners.
- Slide the screen door end to end; note a bent bottom rail, a worn door or a door off its track.
- Check that the slider latch and handle line up and hold.
- Look for screens stored in the garage, side yard or closet before counting them as missing.
- Note any unit that allows pets for a pet-mesh upgrade.
- Photograph damage for the deposit file before the screens are rescreened.

Reviews

## What customers say

★★★★★

“Attorney located in California who owns 14 rental properties throughout NV. When we decided to place screens on all doors and windows on one of my properties in Reno, we were a bit concerned with finding the right company to do the work. ... We came across A-Affordable Screen using the Yellow Pages. They were VERY helpful, honest, and reasonable, but what we liked best is that they are an individually owned and operated. We defiantly recommend anyone looking for quality service!”

Questions

## Straight answers

### Do you work on rentals I do not live near?

Yes, within the Reno-Sparks area. Ask us how to handle access to the property when you call.

### Is there a discount for doing many windows?

Yes. Multi-window discounts apply, along with senior, military and referral discounts.

### Should I rescreen or replace rental screens?

Rescreen frames that are straight with sound corners; replace frames that are bent, cracked or missing. The quote lists each one.

### Can you replace a sliding screen door the tenant lost?

### Can you work in an occupied unit?

Ask us. We can talk through how the measure and the work are arranged with a tenant in place.
